Residential Construction Superintendent

We’re looking for an enthusiastic person with previous new home residential building experience to consider becoming a part of our team at Novak Brothers LLC. Requirements

  • Prior residential production building experience is required
  • 5+ years of field management
  • Experience scheduling and supervising subcontractors
  • Strong communication and organizational skills
  • Experience in effectively communicating and interacting with our home purchasers, as well as our sales team
  • Prior experience in handling subcontractor budgetary responsibilities including PO’s
  • Ability to manage, as well as inspect the quality of the jobs performed by subcontractors and hold them accountable to our quality standards
  • Time management skills, along with multi-tasking, prioritizing and problem-solving capabilities

Responsbilities

  • Managerial oversight of homes
  • Planning, scheduling, implementation & coordination of quality built homes from development through final construction on a timely & economical basis per our standards, while maintaining a low-cost variance
  • Building rapport with customers and maintaining customer satisfaction throughout the building process
  • Complete each home site on schedule from planning through occupancy, ensuring that all contract obligations are satisfied Coordinating and completing homebuyer reviews
  • Managing and inspecting the quality of work that is performed by subcontractors
  • Working closely with the sales team, as well as all other Novak team members
  • Understand contracts, plans, construction methods, codes & regulations
  • Confirm all approved plans to verify home site is built per plan and specifications. Ensure that the selected options and upgrades are implemented during construction and for homeowner walk-through
  • Maintain a safe work site by implementing good housekeeping regulations and safety (OSHA) requirements
  • Perform checklists and reports that aid in controlling aspects of the construction process under his or her responsibility
  • Monitor and hold the subcontractors responsible for daily clean-up
  • Conduct detailed inspections after each trade has completed its tasks and before any work is authorized for payment
  • Verify that city final is complete and passed by the city inspector
  • Walk each completed home before homeowner walk-through to make sure it is complete, clean and meets standards

Must be able to:

  • Establish good working relationships with a variety of people, including company management, engineers, architects, sales, trades, vendors & customers
  • Budget time, multi-task & prioritize in order to meet established goals & deadlines
  • Work effectively on the computer to handle job costing, communication with vendors & trades, as well as coworkers
  • Analyze & resolve problems
